Okanogan Valley

 

Oroville is located at the US/Canadian Border, beside the beautiful international Lake Osoyoos.  Oroville is also part of the Okanogan Valley, also spelled Okanagan.  The Okanagan is at the Northern tip of the Sonora Desert.  The climate and soil in the valley are perfect for growing grapes, and the wine industry is soaring.  Our valley is scattered with beautiful wineries, with international acclaim!

 

The crowning jewel of Oroville is Lake Osoyoos!  Although we share it with our Canadian neighbors, the border makes both sides truly unique!  Lake Osoyoos, in Oroville, has not experienced the large increase in prices that the town of Osoyoos has.  Down here, Lake Osoyoos waterfront is still considered a bargain!  Much of Lake Osoyoos, on the Washington side, is still undeveloped desert ground, or planted with orchards.

 

Lake Osoyoos is a full water sport lake.  You can go fishing, sail, power boat, jet ski, swim, or just float with your nice cold drink, in this sun drenched warm lake!

 

If golfing is your thing, then you´re looking in the right area!  The Okanogan Valley has world class golf courses scattered throughout!  Because the Okanogan experiences so many months of warm sunshine, you´ll have an extra long season to perfect your game!

 

Wildlife is abundant in our area, with several fishing lakes nearby.  North Central Washington is famous for its outstanding hunting and fishing!  The Okanagan Valley has white tail and mule deer, moose, elk, bear, eagles, hawks, spawning salmon, and the list goes on!  Whether you are a nature lover, an avid hunter, or fisherman, we have everything here you could ever want!  Thousands of acres, with National Forest surround us in North Central Washington.  Unspoiled beauty is around every corner.

 

Foreign Investors - Buying Property in the States

 

If you are interested in purchasing property in the USA, as a foreign investor, you may have several questions.  It is a fairly simple process.  Here are some facts that may help you!

 

Foreign Buyer Responsibilities

 

You do not need a lawyer to close a sale in Washington State.

 

Buyers do not have any extra closing costs. 

 

Buyers are only responsible for the Purchase Price, ½ of the Escrow Fees, any taxes or assessments prorated to the end of that year, and recording fees.  Closing fees for the buyer are minimal, and there are no "Purchase Taxes."

 

Foreign Seller Responsibilities

 

Real Estate commission (if you sell through a real estate office)

 

          ½ of the Escrow Fees

 

          Title Insurance (for the buyer)

 

          Unpaid Taxes

 

Foreign Investors Real Property Tax Act, known as the FIRPTA compliance.  This is a 10% withholdings, charged at closing, on the sale price.  Consult your accountant for more information.

 

 

Any questions regarding how long a person can stay in the USA, etc. should be directed to Immigration.
