Okanogan Valley
Oroville is located at the US/Canadian Border, beside the beautiful international Lake Osoyoos. Oroville is also part of the Okanogan Valley, also spelled Okanagan. The Okanagan is at the Northern tip of the Sonora Desert. The climate and soil in the valley are perfect for growing grapes, and the wine industry is soaring. The crowning jewel of Oroville is Lake Osoyoos! Although we share it with our Canadian neighbors, the border makes both sides truly unique! Lake Osoyoos, in Oroville, has not experienced the large increase in prices that the town of Osoyoos has. Down here, Lake Osoyoos waterfront is still considered a bargain! Much of Lake Osoyoos, on the Washington side, is still undeveloped desert ground, or planted with orchards.
Lake Osoyoos is a full water sport lake. You can go fishing, sail, power boat, jet ski, swim, or just float with your nice cold drink, in this sun drenched warm lake!

Foreign Buyer Responsibilities
You do not need a lawyer to close a sale in Washington State.
Buyers do not have any extra closing costs.
Buyers are only responsible for the Purchase Price, ½ of the Escrow Fees, any taxes or assessments prorated to the end of that year, and recording fees. Closing fees for the buyer are minimal, and there are no "Purchase Taxes."
Foreign Seller Responsibilities
Real Estate commission (if you sell through a real estate office)

Title Insurance (for the buyer)
Unpaid Taxes
Foreign Investors Real Property Tax Act, known as the FIRPTA compliance. This is a 10% withholdings, charged at closing, on the sale price. Consult your accountant for more information.
